You may or may not realize that Las Vegas has beat out Orlando and is now the number1 tourist destination in the world and the number 1 convention market. Orlando is number2. It doesn't really matter, millions of people will visit both destinations, and people keep coming to both places, but what matters is the shift in the timeshare/vacation ownership trends. Florida has been the timeshare capital of the world for about the last thirty years, now developers can't get to Las Vegas fast enough with their dollars and developement.
How has the market been effected? Well, there are many more thousand general real estate salepeople licensed in Nevada, thousands more than licensed to sell timeshare only. The real estate market in Las Vegas is now full of homes for sale. When I got here less than five years ago buyers were practically fighting to get the homes and often paid more than the list price. The real estate salespeople frowned at showing more than a few homes to a prospective buyer without them stepping to the plate and making an offer. The developers had you sign-up in advance to be considered for a new property and then the crazy wait in line and frenzies to get in to a development the opening day were just nuts.
Now, people will talk to you and you can take time to consider the options. There are options and the market is still a great place to be because we have the demand for employment here and jobs to be filled. When people can come to a place and find employment they have money for everything else they need to live and the economy keeps moving forward. Las Vegas is moving forward and growing. That's great for the real estate in the long-term.
I have seen some general real estate professionals transitioning to selling vacation ownership and timeshares. If you've been in general sales and earned money on a commission-basis instead of a salary, you'll be in the same boat for many of the vacation ownership/timeshare sales companies. A great way to be comfortable when you work on commission is to start paying your bills one or two months ahead of schedule when you have the money and to put at least a few montha of extra payments away safely just in case of some slow times.
Every month I like to pretend I'm a tourist and head down to the Las Vegas Strip and check-out the crowds. I stopped by the Carnival Court between Harrah's and Imperial Palace where they have a live band playing every day and night, free admission, and lots of tourists. As the band pumped up the crowd they surveyed the group and there were more visitors from the middle of America than anywhere else this past week.
Regional airlines have been giving very affordable prices and visitors are taking advantage of all the great deals and incentives being offered to take timeshare tours. As more and more tourists are signing-up to take Las Vegas vacation ownership and timeshare tours, the market is hot for those who want to get licensed to sell these ownerships.
